A 1970s Burnaby townhouse renovation focused on opening the main floor, reworking the upper level, and modernizing the home’s infrastructure throughout.

A 1970s Burnaby townhouse renovation focused on opening the main floor, reworking the upper level, and modernizing the home’s infrastructure throughout. The primary structural scope involved removing the load bearing wall between the kitchen, dining, and living areas, completed with engineering and permits issued by the City of Burnaby. Structural work included new beams spanning roughly 18 feet, along with new posts carried down to the basement to properly transfer loads.

During construction, asbestos abatement was completed and the home’s original aluminum wiring was replaced with copper wiring, including an electrical panel upgrade, new lighting throughout, and updated plumbing and electrical systems to support the redesigned layout and bring the home up to current code.

The main living area is anchored by a contemporary three sided linear fireplace set within a monolithic surround, paired with a microcement feature wall and integrated Bang and Olufsen audio. A redesigned kitchen with custom millwork, a sculpted island for casual seating, Miele appliances, and layered lighting creates a calm, modern space while still incorporating select existing furnishings to maintain a personal connection to the home.

The upper level included a full bathroom remodel finished with natural marble, integrated stone sinks, and Gessi fixtures, introducing a more refined and textural contrast to the architectural simplicity of the rest of the interior. Throughout the project, the focus was on balancing structural transformation with warmth, functionality, and restrained materiality.
